Whenever you plan on buying a previously owned house, you need to make sure that you do a thorough home inspection.

1. Sewer line clogs

A clog in the sewer line will make it very hard for you to get rid of the wastes from your home. And more than that, the clog can actually cause the water to leak or back up. This can also lead to damage in the flooring especially when the problem is left untreated.

One of the main causes for sewer line clogs are tree roots. If a tree root is causing the clog, you should have this fixed right away. If you will not do so, there is a very huge chance that the clog will worsen.

2. Wall leaks

Water leaks can greatly increase the water bill. The main problem is that more often than not, these leaks are hidden from view. There is also a huge chance that you will never know about it unless a major damage happens inside the house.

Water leaks can slowly, but surely damage your home; unless it is fixed properly, it can easily do a lot of damage to your drywall or flooring. It can also create mildew in your home. With the help of a thorough inspection, you can avoid this damage right from the start.

3. The presence of galvanized pipes

Old houses typically have galvanized pipes. If the house was built before 1960, you should ask your inspector to see if the house has galvanized pipes installed. These pipes are made from lead and it has a protective layer that is made from zinc. The problem is, the zinc will erode over time.

When this happens, the galvanized pipes that have lead service lines might release lead into your water supply. And according to the EPA, consuming excessive amounts of lead can cause decreased kidney function and an increased risk for cardiovascular diseases.

4. Faulty water heater

Previously owned houses can also have a faulty water heater. These houses can have bad thermostats, sediment buildups, internal rust, high water pressure, and even the wrong unit size. Ask your inspector to check the water pressure as well as the temperature gauges. You need to make sure that these different parts are working properly so that you can avoid permanently damaging your water heater or burning out your system.
